TRID — Loan Estimate & Closing DisclosureView

Truth in Lending Act (TILA)View
The Truth in Lending Act (TILA), 15 U.S.C. § 1601 et seq., and Regulation Z (12 C.F.R. Part 1026) require clear disclosure of credit terms including the Annual Percentage Rate (APR), finance charges, amount financed, and total of payments. Advertised or estimated rates on this website are not locked unless confirmed in writing. APR may differ from the note rate when prepaid finance charges apply.
RESPA & Settlement ServicesView
The Real Estate Settlement Procedures Act (RESPA), 12 U.S.C. § 2601 et seq., and Regulation X (12 C.F.R. Part 1024) prohibit kickbacks and unearned fees in connection with federally related mortgage loans. Section 8 prohibits giving or accepting anything of value for referrals of settlement service business. Affiliated business arrangements (AfBA) must be disclosed on a separate AfBA disclosure form before you are referred. You are free to choose your own title, escrow, insurance, and other settlement providers.
