If you are aiming to be live on the market in early September, mid-August is when prep either gets done — or becomes a rushed week of incomplete photos and incomplete disclosures. Buyers notice both.
This checklist is general education for California sellers in markets like Corona, Eastvale, Riverside, and Diamond Bar. It is not a substitute for your listing agreement, disclosure counsel, or a property-specific plan with your agent.
House and presentation
Complete high-visibility repairs (safety, leaks, broken glass, hazardous stairs). Deep-clean and declutter so photography can show floor plans clearly. Plan professional photos — and aerial media when lot, roof lines, or outdoor living are a selling point.
If you have a pool, HVAC service records, roof age documentation, and recent improvements list, gather them now. Buyers and insurers often ask.
Paperwork and pricing
Start disclosure conversations early. Confirm HOA document timelines if you are in an association. Review recent closed sales with your agent before you fall in love with an asking price.
Align your calendar: photo day, listing go-live, and realistic showing access — especially if you still occupy the home or have tenants.
