Buying New Construction in South Corona (and Beyond): A Practical Checklist

Before you visit the model
Confirm your full monthly payment target: principal, interest, taxes, insurance, HOA, and any special assessments. Ask which incentives are permanent versus temporary — rate buydowns, closing credits, and upgrades do not all last the same way.
Clarify lot premiums and which lots are still available. Request the HOA documents and estimated monthly dues in writing so the model-home price is not the only number you remember.
At the sales office
Get the builder completion timeline in writing, and ask what happens if it slips. Ask who holds earnest money and under what conditions it is refundable.
Compare the base plan to the staged model. Upgrades add up fast. Ask about solar leases versus owned systems, if that applies to the community. Confirm which appliances, flooring, and landscaping are included — and which are options the model is showing you.
Before you sign
Have your own agent and lender review the purchase agreement. Builder contracts favor the builder. Walk the actual lot: drainage, neighbors, street noise, and sun orientation are not visible from the design center.
Compare the new-build price to nearby resale comps, not just other models in the tract. Schedule a buyer inspection even on new construction. Punch lists are normal, and an independent inspection is how you find them before you close.
After closing, plan ahead
Keep a punch-list log during the warranty window. Photograph everything at move-in so you can show what was already there. Ask your agent for a simple 12-month resale reality check so you know your break-even before you assume the home will be easy to sell next year.
